Going to open houses will NOT tell you what your home is worth!
For example, in my neighborhood, theres a home listed for get ready for this DOUBLE its value!
Itll never sell, but if my neighbors use that as a basis for their value, theyll be in the same fantasyland as that owner.
The point is: what someone else is asking for their home does NOT tell you what your home is worth. It only tells you what price they want and no homebuyer has been willing to pay.
The best way to determine the value of your home is by having a professional compare it to what similar sold homes have closed for in the past few months, then make adjustments for the market and different features of your home versus the comparable homes.
