As San Diego market activity continues to increase, many homeowners are heading to online evaluation sites to check the value of their homes. Today, we explain why websites like Zillow may not be the best resource for this information.
We have found that online home evaluations are very unreliable. People call us all the time and tell us the evaluation they got online; once we run the comps and physically evaluate their homes, we find that the online evaluation was off by thousands of dollars!
The important thing to remember is that online home evaluation sites are not pricing tools, but marketing tools that sell your information to Realtors who pay for it. Also, these websites will actually tell you their margin of error; some websites state that their estimates are off by as much as 25%! If you have a home in the upper price brackets, we’re talking about a very large margin of error!
