Understanding How People Shop for Homes

When I got into real estate in 1984, the way people looked for homes was very, very different from how things are done today.

Back then, information was more readily available to real estate agents like myself than it was to the general public. It was sent out to us in these little blue or green books every other week and, after receiving the information, we would call clients to alert them of new listings.

Of course, now we have Internet—which means a huge amount of that kind of information is readily available for anyone willing to search for it.

As a result, today’s typical homebuyer often begins their search by looking online.

So if you’re selling a home, you should be careful to make sure your listing won’t be overlooked as a result of not meeting search parameters. You should price your home correctly to make sure buyers looking online won’t filter out your listing.

Next, remember the importance of quality photographs. Homebuyers searching online will often skim listings until they happen upon one with appealing photos.

As a side note, buyers looking online should be wary of doing this. Being too picky about photos might mean you are passing up a beautiful home that simply wasn’t well-photographed.

But let’s move back to what you should do as a seller. Many websites will often autofill a basic description for a home listing, but you should always add one that is more personal and do a better job in attracting buyers.

The whole transaction can’t occur online, however. A buyer who is truly interested will most likely take a drive by the home they’re considering.

This means curb appeal is critical. Your home must look as good in person as it does in photographs. This is true for both inside and out because after a home passes the curb appeal test, buyers will want to visit the home for a showing.
