Today I want to share my five top reasons why homes often don’t sell, and what you can do to fix them.

1. Mediocre agent: In San Diego county there are roughly 15,000 agents. So on average, the average agent is… average. You don’t want an average agent, you want an excellent, competent agent. A mediocre agent equals mediocre results.
2. Overpricing: Many homes are priced too high. The average homeowner believes their home is worth about 8% more than it’s actually worth. Sometimes agents, to try to get on your good side, estimate a deliberately high price that doesn’t do you any favors. Work with an ethical agent that gives you their honest idea of what your home will sell for. How? Choose to work with someone you know, or at least feel you can trust.

3. The house shows poorly: This could be inferior curb appeal, too much clutter, it isn’t cleaned suitably, it needs staging, and so on. A poor house showing makes a huge difference in whether it sells and how much it sells for.
4. Hard to show: Many sellers will limit the time their house is available for showing, but people won’t know how interested they are until they see your home in person, so you’ll be hindering the number of people who come to see it. You need to have as flexible a showing schedule as possible.
5. Ignoring feedback: Your agent should be giving you feedback from showings. If you get feedback, you should act upon it. If your house needs more curb appeal, for example, fix it!
